Bonsai homes are precision homes built in our factory and delivered to your site — what's often called modular or prefab. Each home is engineered with a steel frame, fitted out and quality-checked indoors, then transported and installed complete. You get the consistency of factory construction instead of a build exposed to weather and site variability.

No. A kit home arrives as parts to assemble on site. Your Bonsai arrives as a complete, fitted-out home — built, finished, and inspected in the factory, then delivered and installed.

Building indoors means consistent quality, no weather delays, and tighter tolerances than a traditional site build. Your home is built while your site is prepared at the same time, so the timeline is shorter, and the scope and price are locked in before the build starts.

Seedling is pre-fitted with the essentials and ready to move into: kitchen, bathroom, bedroom(s), flooring, lighting and power, and Lysaght steel cladding. Blossom is everything in Seedling plus the Comfort Pack, Security Pack, and premium fit-out upgrades. Eden is everything in Blossom plus furniture and appliance packages, full premium finishes, and exterior colour choices. On the One Bedroom, Eden also includes an optional private sauna.

You build your home in the configurator across four choices: the model (Studio, One Bedroom, or Two Bedroom), the fit-out tier (Seedling, Blossom, or Eden), the interior style (Light, Night, or Indochine), and the exterior cladding colour (Surfmist White, Monument Matt, or Dune Matt). Cladding colour doesn't change the price. Add-ons like timber decking and turnkey installation are available on request.

Starting prices are ex-factory and exclude GST. They cover the selected model and fitout tier package. Site prep, delivery, installation, service connections, and approvals are scoped separately.

Our listed prices are ex-factory supply: your home is built, fitted out, and delivered (excluding GST). They don't include site preparation, footings, service connections, or installation. We can manage all of that for you as a turnkey project — site works, delivery, installation, and connections through to handover — for an additional cost, quoted per site since conditions and council requirements differ.

Yes. Bonsai homes can be financed, and some lenders now offer loans designed specifically for modular and prefab homes — for example, Commonwealth Bank's prefab home loan program (commbank.com.au/home-loans/prefab-homes). We can point you in the right direction as part of your proposal.

Yes. Our homes are designed around Class 1a dwelling pathways, with site and council requirements assessed per project.

Yes. Approval pathways vary by council, site conditions, overlays, and service requirements. We confirm the right process for your site before moving forward.

Every Bonsai home achieves a 7-star NatHERS energy rating, and depending on orientation and location our designs can reach up to 8 stars. A higher star rating means the home holds comfortable temperatures with less heating and cooling — so lower running costs year-round.

Yes. Our homes are designed to achieve a BAL-29 bushfire rating as standard, and can be built to higher ratings depending on your site's requirements.

From the date you confirm your order, handover is typically around 4–5 months. Your home is built in our factory in about 8–12 weeks with quality checks at every stage, and site preparation runs at the same time, so the stages aren't added end to end. The exact schedule depends on approvals, site conditions, and delivery logistics — we confirm yours after the site check.

Yes. The compact footprint suits tight and narrow blocks, and footings can be engineered for slope. We confirm what your specific site allows during the site assessment, before you commit.

Bonsai homes use engineered steel footings as standard, and we can use a traditional concrete slab where a site calls for it. The right system is confirmed during the site assessment.

We deliver anywhere in Australia. Delivery and logistics are scoped per project based on your site's location and access.
